The challenge for a development business such as ours is to provide a sustainable business model through the vagaries of the property and business cycles. This requires combining short-term development gains with a long pipeline of multi-phase projects.

Development Securities has assembled a significant portfolio of large-scale development projects that offer the prospect of opportunity and reward spanning, in a number of cases, an extended period. Many of our projects are multi-phased and have stretched, or are likely to stretch, over a number of property and economic cycles, giving us an unusual degree of visibility of future earnings.

However, we also seek to identify smaller, individual and self-contained developments and when these are overlaid on the larger-scale, multi-phased schemes, it is our view that a more sustainable business model emerges.
